10 tips to selling your home during a visit:

  1. Make sure your house is clean and tidy
  2. Don’t forget to also tidy up outside areas such as gardens, balconies and terraces
  3. Ensure lighting fixtures work properly and no taps are leaking
  4. Remove any objects which cause an obstruction
  5. Organise any visible shelves or cupboards
  6. Ensure your bathroom is spotlessly clean
  7. Air the house out so it smells fresh especially if you smoke inside
  8. Make sure the house is well lit either by natural or artificial light
  9. Don’t have loud music or loud televisions on
  10. If you have any pets make sure that they are kept away from the visitors

Tips for Describing your Property

  1. Use descriptive adjectives such as beautiful, spacious, luxurious, cosy and so on to describe your property
  2. Mention what amenities are close to the property such as shops, bus stop, schools etc
  3. When taking pictures choose the most favourable angles and make sure the rooms are well lit
  4. Mention the size, possibly including the dimensions of the rooms
  5. State what furniture is included in price if any
  6. Mention any permits granted for enlargement or refurbishments
  7. Include any fittings and fixtures such as air-conditioning, fitted kitchens and solar heating
  8. If property is either an apartment or a penthouse, mention what floor it is on in the case of an apartment and how many individual units are within one block
  9. Include any parking facilities such as garages, or street parking
  10. State whether bedrooms are single or double
  11. If you are advertising property for rent, mention whether utility bills are included in price or not
  12. If you are not sure regarding the price of your property you can either check what similar properties are selling for or call an architect to value your property.
  13. Include things such as:
    a.Number of bathrooms toilets/shower rooms
    b.Number of floors
    c.Total number of rooms
    d.Roof access/ownership
    e.Freehold/ground rent
    f.Served with an elevator or not
    g.Internal yard/number of balconies/size of garden/size of pool where applicable
    h.Sea or countryside views if any
  14. If your property is a house of character or townhouse include any original features such as arches, beams etc in the description
  15. Be honest and truthful to avoid misleading any potential buyers.
